When you fill a form, send a WhatsApp message, or upload documents, you promise that the information belongs to you and is correct. If you are acting for someone else (your spouse, your company, your uncle), you confirm you have their permission.

We earn our living the old-fashioned way: 2% brokerage/ commission + 5% VAT on 2% for all resale / ready / secondary transactions. And 10% management fees for property management. For rentals it will be 5% brokerage on annual rent + 5% VaT on 5% rental commission. These numbers are disclosed upfront on every mandate we sign with you. No surprises, no hidden lines in the fine print.

Buying something drawn on a brochure carries risks that a finished apartment does not. Delays happen. Specifications sometimes improve, sometimes downgrade. We will show you the official SPA from the developer and explain every clause, but the final responsibility to accept those terms is yours alone.

Life is too short for long court battles. Any serious disagreement will first go to friendly mediation in Dubai. If that fails, the Dubai courts have the final word, and UAE law applies, no exceptions.
